Letting: We will advertise your property in local newspapers, via our website and place advertising boards at the property if requested. We will arrange accompanied viewings for prospective tenants and when a suitable tenant is found, we will forward their details to you for approval. Once this is established, we will follow up references. On receipt of satisfactory references, we will draw up all the necessary paperwork, including tenancy agreements, which are usually documented for a six- month term. The agreed deposit and initial rent will be collected and forwarded to you.

Deposit: To protect your investment, a deposit is taken from the tenant. This usually equals one month's rent. The deposit is held until the end of the tenancy and allows for reasonable deductions for damage or deterioration beyond wear and tear.

Letting and Management: As well as the Letting only option, we can also offer a full management service, which means that we will remain the contact point for the tenants should they experience any problems. We will arrange repairs, maintain the property, carry out gas safety checks etc. Rest assured that should any major problems arise we would always consult with you and advise you of the cost before the commencement of any work. We have a team of regular, efficient, cost effective maintenance personnel to call upon.
Fees: For letting only, our fee for the full period of the tenancy will be payable in full on commencement of the tenancy. The fee on a 'let only' basis is equivalent to 7% of the yearly rental. Management fees for the full property letting and management service are 12% of the yearly rental. Rent collection service 10%.
